02 / Step by step

From site visit to warranty

Typical durations for a renovation or addition. Custom homes and commercial projects follow the same steps on a longer schedule.

    Site visit & discovery

We walk the property with you, measure, photograph and talk through goals, must-haves and budget. No sales pitch, just questions.

Out Site notes and a written ballpark range

  2. 02 2–8 weeks

    Design & pre-construction

Our designers and engineers turn the brief into drawings. Estimators price every trade, so the proposal is a number, not a guess.

Out Drawings, specifications and a fixed-price proposal

  3. 03 2–10 weeks

    Permits & scheduling

We file permits, book inspections, order long-lead materials and build a dated schedule with every milestone.

Out Approved permits and a dated schedule

  4. 04 Per schedule

    Construction

Your superintendent runs the site every day. You get a photo report every Friday and a site meeting every two weeks.

Out Weekly photo reports and site meetings

  5. 05 1 week

    Walkthrough & handover

We walk every room with you, list anything that is not right and fix it before final payment. Then we clean and hand over the keys.

Out Closed deficiency list and an owner’s manual

  6. 06 2 years

    Warranty & aftercare

We come back after 30 days and again before the warranty ends. If something moves, cracks or leaks, we fix it.

    Out Written two-year workmanship warranty

03 / In the proposal

  • 02

    Line-item pricing

Labour, materials, permits and our fee shown separately.

Realistic budgets for finishes you have not picked yet, so there are no surprises.

  • 04

    Dated schedule

Start date, milestones and handover date, updated every week.

  • 05

    Payment schedule

06 / Questions

Process questions

Payments, changes, delays and daily life on site.

01 How do payments work?
A deposit of 10% secures your start date. After that, payments are tied to finished milestones such as framing or drywall, with a 10% holdback until the deficiency list is closed.
02 What happens if I change my mind during construction?
We price the change in writing, including any effect on the schedule. Work on the change starts only after you sign it.
03 How will I know what is happening on site?
Your superintendent is on site every working day. You get a photo report every Friday, a site meeting every two weeks and a shared online schedule.
04 What if something unexpected is found behind a wall?
We stop, show you, explain the options and price them before we continue. Our site visits are thorough so this is rare, but older homes do surprise everyone sometimes.
05 Who cleans up?
We sweep at the end of every day and do a professional clean before handover. Waste is sorted and recycled where possible.
